One of the most common things I hear is: “Maybe we’ll just wait for the market to improve.”

Totally fair. It feels like there should be a right time to buy or sell. Like if you wait long enough, everything will line up and it’ll just make sense.

But honestly, that almost never happens.

The market is always doing something. It’s up, it’s down, it’s busy, it’s quiet. That stuff matters, but it’s not the whole story.

What matters more, most of the time, is your timing.

I’ve had clients buy in what felt like a terrible market and it worked out really well for them because it fit their life at the time. I’ve also seen people wait and wait for things to feel “perfect,” and end up missing opportunities that were actually pretty solid. There isn’t a magic window where everything clicks. Rates, inventory, competition… something is always off.

But your life doesn’t wait for that.

Maybe your family is growing.
Maybe you need more space. Or less.
Maybe you’re just ready for something different.

That’s the stuff that should be driving the decision, and this part doesn’t get talked about enough. Every market has its pros and cons.

In a strong seller’s market, you’ll probably sell for a great price, but you’re also buying in that same environment, which can be stressful and competitive.

In a slower market, maybe you don’t hit that absolute peak price on your sale, but you usually have more room to negotiate on the purchase, more options, and a bit more time to think things through. There’s always a trade-off. The goal isn’t to perfectly time the market. It’s to make a smart move based on what’s going on in your life.

If you’ve been thinking about making a move, it’s worth having a conversation. Not because you have to do anything right now, but because it helps to understand your options.

And if the answer is “not yet,” that’s completely fine too. At least you'll know.
